Fantastic guest house. Friendly people, spacious comfortable rooms which were absolutely spotless. Well equipped bathroom and homely communal areas. It was too wet to use the garden but it looked very welcoming. Fantastic breakfast - well cooked, great choice and, well, everything was perfect.

Wonderful stay at this fabulous Guest house which offers the most comfortable accommodation. The house is delightfully furnished with attention to detail. Spotlessly clean. Superb breakfast. Great hosts. We had a double room with en-suite affording partial sea view. Can highly recommend and will most certainly be returning.

Absolutely amazing!!!!! Best guest house we have ever stayed at. The rooms were immaculate, En suite immaculate, bed very comfy and clean. The host was perfect, breakfast was absolutely stunning!!! Fresh water and biscuits in the room daily.

Very professional greeting on arrival, very friendly as well, not an easy balance to achieve but done very well. Absolutely spotless, great service, very friendly, excellent location. Loved all the little touches around the hotel. The hotel is located in a quite part of Clacton, so perfect for wife and I. If you do arrive early there is plenty of parking at the bottom of St Pauls road on Marine Parade E, more than long enough to last until check in. The room had everything that was required, plus nice little extras, Chilled water, Biscuits, plenty of tea coffee and milk, a couple of sweets. Lovely breakfast, with lots of choice available. Kirk is a great host, lots of advice about the area and recommendations of where to eat, very good company over breakfast as well. Special thanks for getting up early on our last day and providing an early breakfast, it was much appreciated!

Would like to thank Kirk and David for a wonderful stay.Kirk made us welcome from the time we got there he shew us to our room and also shew us round the house.The room was very clean and Breakfast was very good also told us where you could go for a good meal out they both where very helpful. What an absolute gem of a guest house, beautiful decor, light and fresh, interior decoration is second to non. We stayed for one night, room was on the ground floor, vey spacious with a beautiful wet room bathroom, very comfortable and again beautiful decor and quirky little touches everywhere you look. Kirk was an amazing host, very friendly and a great cook with a hearty beautifully cooked breakfast. We will definitely visit again soon, anyone wanting a getaway to Clacton on Sea, The Viva Guest is an absolute must 👍👍👍

We love this guest house. Recently had our second stay and it was absolutely brilliant. Everything within the property is perfect, beautifully decorated and spotless. It is is a perfect location, far enough away from the busy areas but close enough for a comfortable short walk. Breakfast is excellent and my picky eating needs were met with no problem at all. Kirk is the best host that you will find, very knowledgeable about the area and always with recommendations, and we have some great laughs. We will no doubt be returning next year.

Absolutely fabulous gem of a place. Amazing from booking to departure. Immaculate, tasteful and stylish B&B and the attention to detail is just brilliant. We only stayed for one night but wish it could have been longer. I honestly thought we must have been some of the first ever guests as the place seems new and was immaculate but no - just reading the reviews and can concur with them all! Unsure if we will have reason to return to Clacton-On-Sea but if we do, there is no where else hands down. And to top it all, an amazing cooked breakfast too (other options available). From the moment we booked communication was perfect upon arrival we was greeted by Kirk who was very welcoming and showed us round his beautiful guest house decor is stunning the rooms and beds are very comfy everything is here for your stay and the rooms were spotless and breakfast is exceptional and lots of choice would definitely recommend to anybody thinking of coming to clacton 5days plus many thanks Jackie and Sally
