Traditional guest house with nice friendly owners. I went for the cheaper room (private bathroom but not ajoining), which had everything I need. Little noise at night (trams/bus, cats meowing), but still happy overall. Enjoyed, thank you.

It was nice. Location is really nice and cosy. The room is alright, but is hard to air out. Walls are thin, but for sleeping there it's fine.

They seemed nice, but the room we were in was not to our liking. The room was a shocking bright yellow. The bed, bottom sheet, and duvet were uncomfortable. Couldn’t tell if they were fresh. The breakfast was not good at all, so we just stuck to toast. Coffee was very thick, dark, bitter, and many grounds. Use your best judgment but we would not stay there again.

Would recommend this as a place to stay - very clean, comfortable, welcoming host, nice breakfast. Easy to get to central Edinburgh by bus or 15 min walk. Once they (finally) finish the tram you'll be able to get from the Airport to here direct. Not the fanciest place but very, very good value for money considering Edinburgh prices.

Great value, clean and comfortable rooms and friendly hosts. Nice breakfast on offer though I did not partake. Had a room with separate bathroom located across the hall but was not shared and had a large bathtub. Great guest house and the area seems to be gentrifying very nicely and right beside a park.

Very impressed with this guesthouse. Owners friendly and welcoming, room clean and tidy with tea /coffee available. Breakfast excellent, with choice of fruit, yoghurt, cereal and cooked..or all if you prefer 😃. Location great with plenty of nice bars and restaurants nearby, 20 min walk into city centre. Will be first port of call next time staying in Edinburgh.

The room was located in the front of the house and had a great view on Leith links park. It was clean and spacious. The breakfast was good, nice assortment of breakfast products and freshly cooked for you. Bus stop in front of the guest house, with a good connection to the city centre.

Great find, close to town. Road side parking currently free. Opposite to parkland. Very comfortable bedroom with tea/coffee. Tv and WiFi. Breakfast freshly cooked. Very clean. Danny and Jasmine are very welcoming. I noticed that there had been no reviews since 2019. So hopefully here is the first of 2022 and here's too more positive comments.
