Beautiful property in a nice location. We enjoyed the walk to Old Town, the local restaurants and the walk to Arthur’s Seat. The outside and inside were clean and in good condition, and the breakfast was excellent. The room was gorgeous and the bed comfortable. Our host wasn’t there when we checked in but was quickly reached by the door buzzer and we were able to get our room key right away. Kwan met us the next morning at breakfast and was very pleasant. Service was great! The only things that could have made the visit better would have been more comfortable chairs for reading in the room or on the landings, and an outlet near a mirror for the blow dryer. We’d definitely stay here again.

Very friendly owner/host. Two night stay in spacious, inviting room. Television did not get a clear signal which we reported to owner; he said he needed to go up on the roof however never fixed so we assumed that was his “go to” answer to all tv complaints. Lots of rules including unplugging all your chargers when gone: very inconvenient. Reminder to remove eye/face makeup so as not to stain the ratty towels😬. Breakfast pretty good in a lovely dining room. We asked for restaurant recommendations and he only mentioned those within walking distance to his B&B. We found great restaurants on the Royal Mile we would highly recommend. Would not stay here again.

My adult daughter and I shared a double room and my son was in a single on the top floor. We were sent a sketch of our rooms, but did not realize that the bathroom was OUTSIDE the bedrooms, with an external lock (same as the one in your bedroom door) and up a step ... not convenient in the middle of the night. In a twenty-two day trip, staying in eight different accomodations, this was, hands down, the most uncomfortable bed and pillows we slept on anywhere in Scotland or Ireland. I would NEVER recommend this place to anyone. The only funny thing, my son's room, with it's dormer window, tiny sink and barely wide enough for a twin bed, was definitely a former servant's quarters. Interesting to see, for sure.

Nice quiet location but close to the city centre, spacious bedroom with luxury treats including bathrobes. Pillows where lovely. Breakfast freshly cooked and good selection. Host was attentive but professional, will definitely be happy to stay again

It is a lovely residence located in a nice neighborhood. The city center is reachable by just a short ride with the bus or you can walk. We preferred to take the bus to have more energy to explore the city. The room was very pretty and well kept. The bathroom was fine, but the shower could use some renovation. The breakfast place was lovely and the breakfast itself was Scottish style nice and very well served. We have a little bad luck with the guest in the room nearby… opening the doors the whole time and talking outside their room( bad luck) Everything together we are happy and would be back.

What an excellent stay here, rooms are spotless, breakfast 5* and the host is very polite and welcoming nothing is too much trouble. It’s 30 minutes walk to the royal mile or catch a bus. Plenty of places to go for an evening meal. Premier shop on the end of the road.

This little guest house was a welcome haven for us directly off the plane from a long trip. We stayed 3 nights. It was clean, quiet and comfortable with a delicious breakfast complimentary each morning. It is about a 30 minute brisk walk to the "royal mile", which we enjoyed each day. If mobility is an issue you will need to get transportation, but Uber and taxis are easy in Scotland. I stayed in the single room (the "kids room" i found out later) with its own little sink and I found it to be absolutely delightful.

Excellent 4 day stay. Our Host (Kwon) was so professional and polite (nothing was too much trouble)..Room was clean ,warm and inviting.Breakfast was superb (Masterchef presentation).Free parking.. Edinburgh old town is only 30-40 min walk .Good bus links (no:- 14/30/33 only take 10 min to Princess St. Single journey £2 /Day Rider £5.. Thank you for making our stay so enjoyable ☆☆☆☆☆

It was a very nice stay. The guesthouse is very Clean and everything is well organised. A friendly and helpful host. We enjoyed our self, and will highly recommend this place. The breakfast is good and the rooms is nice
