This apartment is stunning. It is located in the best part of Rome— the Spanish steps, where you can find the best shopping and dining in all of the city. The apartment is beautifully appointed and very clean. You can tell how much pride Franco has in his apartment because he only uses the finest linens and products for his guests. In all my years of traveling, I have not experienced a more attentive and genuinely hospitable apartment owner and staff as I did with Franco and his team. They are not only interested in making sure that the apartment is up to their high standards, but they are genuinely interested in sharing their beautiful city with all their guests, including making reservations for us on the day we arrived! We had a wonderful experience and would absolutely return to this same apartment again. Ciao and thank you Franco, Emanuele and team!

Piazza di Spagna 9 far exceeded our expectations! What a gem in the heart of it all! The location is perfect for exploring Rome! The owner Franco is hands on with anything you might need. He and Manuel were spot on with recommendations for restaurants, one being better than the next! We will definitely be back

Difficult to imagine anywhere else this close to one of Rome's major tourist attractions (000's visiting the Spanish Steps every day), that could be this welcoming, this quiet, this calm, this homely. Spagna 9 is the best apartment to come 'home' to every day, after pounding the streets and antiquities.

The staff and accommodations were wonderful. Emmanuelle and Franco were helpful, warm and had great recommendations and guidance. The hotel room was clean and modern and in a great location (if you like to be in the thick of things). Situated steps from the Spanish Steps and a metro, we would come back and stay here again if we return to Rome. Thank you Franco and Emmanuelle.

Location is perfect, most of the main tourism sites, local gems and shops are of walking distance. The hotel itself was everything I’d hoped for (comfortable, spacious, modern and a great view). The hotel owner Franco and his team were incredibly accommodating, kind and overall took really good care of us.

The hotel was immaculate, the staff were so kind and welcoming, everything was perfect! Would definitely stay again!! My experience staying here was exceptional, the staff went above and beyond to cater to our needs. Located in the heart of Roma, everything was close by, at walkable distance from historical sites and wonderful restaurants!

Beautiful aparthotel in the center of Rome!! Emanuele is the perfect host! He always made sure to be there when we needed. He gave us great suggestions for our trip and helped us with restaurant reservations. The room was super tidy and beautifully decorated.

The room was perfect size for our family of 4 people! Franco and Emanuele are very supportive and helped and accomodate us with everything we requested!the common area include a living room and a kitchen! It is just next door to Trinità dei monti Steps and in great location!really recommended.
