The staff is super kind, we arrived late and forgot to coordinate the check in, Luca kindly met us at the hotel at 22.30 and accommodated us in a really patient and professional way.

Great hotel. You need to contact the host before check in, otherwise you might not be able to get in.

This was my fourth trip to Rome and if I was to go again I would 100% book this hotel. Location is perfect, a stones throw away from Spagna station & the Spanish steps and surrounded by cafe's, bars, restuarants & shops. The staff were brilliant. It does not have a full reception but they are positive communicators which allows for them to bethere when required. They also allow bags to be left at the hotel after your check out, previous places I have stayed at in Rome either did not allow this or wanted more money for this service. Room was clean & spacious, lovely balcony to sit out on in the early evening with a beer.

I wanted to like this place, but I cannot excuse this: I was woken up on my second morning by a hotel staff member opening my door and coming into my room around 09:40. She demanded my passport and €28 in city tax. I had planned to sleep in. Zero respect for my privacy and no consideration for whether I was resting. I later checked my phone and saw that the hotel had texted me at 0830 to ask for a picture of my passport; I could have provided this digitally later in the day and didn't have to be woken up. I had two more nights with them so there were many more opportunities to collect the tax from me. The hotel did not provide me with 'do not disturb' signs. It also seems that the default stance of the staff is that they will enter your room and clean it by default, so make sure you safeguard your belongings. Pros: -Location is great -Building has an elevator (though it's tiny) -Rooms are tastefully decorated and decent-sized (for Rome). -They accommodated my very late check-in Cons: -The rooms are a hit dated -Rust on the tower drying racks -The handle that toggles between the showerheads broke on the first day. I reported this immediately but no action was taken

Great location, very close to Metro Station and walking distance from lot of tourist spots. Very clean room, easy check in check out.

We loved the location and the cleanliness! However, to get to it you must use a tiny and I mean tiny elevator. They are on the fourth floor. It is “normal” for this type of beautiful boutique hotel in Rome.

Rooms had same appearance as in photos but once inside pillows were pleather, not as upscale as it looked in photos. Shower didn’t appear moldy but smelled SO bad and the entire room was musty. No on-site staff, airline lost my luggage and I spent way too much time in the room waiting for it. This is not a hotel by any means and unless someone knows you’re coming good luck getting in the building to check in. Location was absolutely amazing, this saved the place from getting a worse review. Luca was great, other staff didn’t speak or understand any English and was not open to listening to our rudimentary Italian. I would not stay here again, many of the places to stay in Rome are like this, I did not want to pick and American chain but would go for something more traditional with onsite staff, luggage assist and lobby.

Great location Luca was very helpful and loved the rooms! Very artsy, modern and comfortable. I would definitely stay here again! :)

Everything about this guesthouse was perfect. Large firm bed, ideal location (Spanish steps, shopping, Trevor fountain, metro), friendly staff, incredible water pressure and no issues with warm water. The only negative for us is that there were no blackout curtains in room 404. The sun woke us up everyday at 6am and it was really hard to get back to sleep. Also, the balcony is only big enough to walk onto no room for seating. Other than that loved our stay and would recommend.
