Very charming place to stay. Provided excellent breakfast and dinner at Shade was wonderful. Short walk to beach where surfing was popular. They gave us good recommendations for other restaurants when Shade was closed. We would definitely come back!

External beauty and charm, inside a big disappointment. Our 40th Anniversary spent in a room with sewage odor, no chair anywhere in room, no safety rails in shower, my husband ended up sitting on a low beach chair, 6 inches off the floor. No we are not unusual in wanting a basic chair to sit on to put on our shoes. Not the way we had hoped to end our visit to Maine

Higgins Beach Inn was wonderful. A short drive in and out of Portland and the lighthouses, but wonderfully secluded from the bustle of the city and crowds. The accommodations were comfortable and clean. The exceptional points that will have us coming back are the staff, location to the beach and the food.

The staff were amazing, from check-in to departure every single person that we encountered was welcoming, friendly, and efficient. We enjoyed the breakfasts and drinks at the bar, as well as the tea/coffee and cookies all-day buffet. This is not a full service hotel, however they have a good system for requesting all your in-room needs.

Old building with uneven floors and steep stairs. The location was lovely with a great porch to sit on and a nice restaurant. Just a short walk to the beach. Room 28 has very small shower and bent shower head which made it difficult to shower. Needs some tweaking.

There was a loud kitchen fan outside the window of our third floor room. We saw it when we went out to dinner and asked if it would be on at night. Front desk person said it wouldn't. We had to ask again at 9pm and were assured it would be off soon. It was turned off around 10pm. Lack of info at the front desk seems to be the issue in addition to the loud fan.

Higgins Beach in was very nice place to stay. Loved the ambiance and close walk to beach. People come back year after year. The restaurant is fantastic and Winnie at the bar area was just the BEST!! This is a quiet area and so pretty. The Inn is old but has recently been renovated.

Upon arrival we were informed the the air conditioning was not working in our room. We were not notified ahead of time which would have provided us an opportunity to find another place to stay. Having to leave the windows and shades open for some air, we spent the night with light, noise and backyard smoke coming in the window. We were given another room the next morning however, our first night at $385.00 was horrible. Would have appreciated a phone call prior to our arrival. This was my third stay there however, I don't think we will go back.

What in the world did I just pay for?! $400 a night. HOW are people giving this hotel a good rating?! The pics on the internet are super misleading! Chipped paint throughout the hotel. Looked terrible. No room service what so ever. We received zero clean towels and stayed 5 days. Room was so dirty. The floors were so sandy and we hadn’t even been to the beach yet. Not once did we see cleaning ladies. Room was so damp. Sheets were wet. Not sure if it was the AC or what but felt gross throughout our stay. Furniture was very old and looked like cheap wicker chairs that needed to be replaced desperately. Mold (A LOT) on the $3 plastic shower curtain. I will never come back and will not recommend this joint to anyone.
