Excellent pub with accommodation. Room spotlessly clean. Shower gel hand and body lotion provided. Pub clean, friendly staff with excellent evening menu. Great friendly locals pub. On-site overnight free parking.Good continental breakfast.

A great place to stay. My wife loved the layout with a mirror next to the balcony area and well lit patio, where she could get ready for a family party and do her makeup. Tea and coffee, lots of plugs to charge phones etc. Close to lots of outer london activities and central london itself.

So happy we booked this place. We had 2 rooms booked, which were spotlessly clean, bedding good quality and plenty of tea and coffee. Family who live down in London came and met us there. We all had a brilliant meal before going into the West End to see a show. The staff and locals were so friendly we even contemplated staying and giving the show a miss !. Breakfast was great and very relaxed. Will definitely book again next time we are down and would highly recommend

We stayed here for 2 nights as we were going to see the Abba show at the Abba arena. I cannot fault it at all. We had a lovely bedroom which was spotlessly clean and had a little terrace with table and two chairs. There was a supply of biscuits tea coffee etc and two bottles of water which were replenished. The bath towels were a sensible size and were replaced on the second day and shampoo ,shower gel, hand wash and hand lotion provided. There was also a floor standing fan in our room which was appreciated as the weather was very hot. The staff were all friendly and there was a fantastic cooked breakfast on both days(we were staying over the weekend-I think in the week it is a continental breakfast.) There was also cereals, fruit juices and pastries and bread provided to make toast. There was a bus which stopped nearby and we were able to get to woodford underground station on the central line which was ideal for getting to the Abba arena. The pub was located in a nice area and the localpeople were all friendly. If we are ever going to an event in London again we would not hesitate to stay there.

Back from 2 night stay with our 2 children (4 and 1). This is a gem of a guesthouse. Located above the Royal Oak Pub the family rooms are on the 2nd floor we found them very comfortable with alot of room and 2 tvs. Staff at the Royal oak are excellent very friendly and good with kids. We didn't eat here but food looked really good. Breakfast was continental but was perfect for kids and us. I dont think our 4 year old wanted to leave :). There are a set of stairs to get up to rooms but if you have a buggy don't let it put you off staff will always assist and its too good a spot to miss. Train is 4 or 5 min walk as are a large tesco and plenty of shops cafes and restraunts. 20 mins by train direct to Liverpool St. Thanks All for a very comfortable 2 night stay.

This place is dirty , dirty dirty dirty very very dirty dirty exceptionally dirty what else need one say. Even out side the window there was a section of roof that was strewn with cigarette butts and beer cans.

I’m really surprised to read a couple of bad reviews as I’ve been coming here pretty regularly for about 8 years and the food and service are consistently great - well I wouldn’t keep going back if they weren’t. The ‘what is the best pub Sunday roast?’ question often comes up in local Facebook groups and this is the one I always recommend. A couple of weeks ago I tried their bottomless brunch on a Saturday and this was just as good. The intention had been to leave afterwards but we moved into the bar area once we had paid to have another drink and ended up staying to almost closing time as there was a nice atmosphere and then the singer came on and he was really good, it wasn’t long before most of the pub were up dancing. Great day and night.

We loved our night staying at the guest house. Our room was lovely and spacious and had everything we could have wished for. The beds were also really comfy. All the staff were very friendly and welcoming. Breakfast was superb. Will definitely come again.
